They always close on Friday afternoons to make it a miserable start to the weekend. If you don't have a lawyer present, spend the time to read everything very, very carefully. Make sure you've calculated exactly how much you should be receiving and make sure it's exactly that. As the Seller you have less to worry about than the Buyer though.
At the closing of my current home 6 years ago, we got a mortgage and a home equity line (which was then repaid when we sold our prior home). The interest rate on the home equity line was to be an index "plus zero". It was the index "plus 1/2 point". I was the only one that caught it, and we called the bank. They said it was correct, and "we record all calls so we know we never told you that". I asked them to play the call, they had no way to do that. Notary present at the closing drafted a statement of what I said, and the bank's statement that they would honor it if the recording proved it or if they could not find the recording. We closed, they found the call a few days later and lo and behold I was right and the rate came down. And I got an apology, and the $450 appraisal fee refunded.
Last month I refinanced my mother's home, with power of attorney so I could do the closing (got 3% fixed for 15 years). The bank screwed up everything they could (don't use PNC Mortgage), and at closing they wanted me to sign each document with a statement that means my mother was incapacitated. I refused, we signed it the right way, RickBeer, with POA for Jane Doe.
Much of the housing finance industry is staffed with poorly trained incompetents. Most of the real estate area is geared towards a Seller, not a Buyer, and has no legal training. Buyer beware - always get a lawyer.
